Rental rates of new KLCC properties

The table shows data on sales transactions, asking rental, asking price and rental transactions of properties 5 years old or younger, for developments completed from 2019 onwards.

Many new units for sale in secondary market can’t breakeven with rental. We can count by one hand the number of units that can breakeven instalment with rental, however, we haven’t add in other costs such maintenance fees, sinking fund and assessment fees. And in KLCC, these costs can be quite hefty

It goes to show that it is not easy to find something for investment that can cover 100% commitments

If we look for property to purchase, we might find out that, favourable units are either not available for sale, or the asking price is way above the rental can command.

Be vigilant in calculating cashflow for any property investment offer. Always add on all the costs and monthly cashflow that comes with it before you decide.
